This is a ringing endorsement for our outstanding realtor Trudi Watkins-Johnson. Trudi was extremely helpful in the sale of our home in Missouri heights in 2009. She gave us consistently excellent and professional advice whenever we needed it and asked for it. She was instrumental in helping us set the right asking price to maximize our showings in a very down market. She was very insightful about what tasks to complete on the home before going on the market. When we got the overly detailed Inspectors report on our 15 year old home, she interceded for us to get the list condensed to what really needed to be addressed. Because of her, and her company’s guidance, we were able to get 96% of our asking price in this very difficult market on our first showing. This occurred at a time when there were nearly 60 homes in or near our price range on the market at the same time. After her excellent steering of the negotiations with the buyer, she helped us find the right property for us to buy to build our new home. She helped us look for properties in our price range and negotiated an excellent purchase price on the property we selected. She guided us in our contract offer language to achieve the lot swap we needed to obtain the prime building spot on the neighboring property. This had the effect of preserving views and privacy for our two neighbors as well as our selves. She managed this effort very well. In addition she even helped us find a rental property in a location near our building site. Without reservation, we would use her again for our real estate needs.

For some time now, I have felt compelled to write this letter of reference for Ms. Trudi Watkins-Johnson and her firm Happy Real Estate. Trudi handled the listing on our ranch property near Basalt over the months of 2013 and 2014. I have personally been a real estate attorney and broker for over 35 years in Durango, Co, and that said, can say I do not recall any broker I’ve known or worked with who put as much effort into a listing as Trudi did for our owner group. Ours was a very difficult sale property, laden with neighborhood and association conflicts, difficult access and utility easement issues and management of occasionally unruly tenants and repair problems, which Trudi handled for us through her property management division. Most impressive to me was the way Trudi anticipated problems and took the initiative to solve them for our group. This was enormously helpful to me as “supervisor” of the owners’ group. I live some 5 hours from this property and have had some surgical issues this year so Trudi’s help was a true “Godsend”.
